This house was built in 1962 and has been well up keep on the house what are some of the problems I should be looking for as far as defects or what structural problems that can breathe in this type of house?
It's a 3BD !Bath attached car port.
I am in Denison,Tx 75 miles north of Dallas.
Column and beam specific inspection items include:
Piers - quantity, locations, size, condition, imperturbability of termite shields
Beams, floor joists, subflooring - quantity, locations, size, condition - rot or insect (termites, fire ant, etc) price. Mold/mildew can be signs of poor ventilation.
Utility piping - supported/installed w/o 'straining', iron/galvanized piping rusting/corrosion in thorough at ground contact, water lines insulated/configured to allow easy shutoff and draining (stiffen protection)
Electrical - physical protection (ie: PVC conduit) between ground and structure, wiring properly supported on make-up (ie: romex cable clamps not rusted through)
Skirting - if present provisions for ventilation
Overall - structure (for the most part floor) level. If previously leveled, 'shims' should be full size/robust (rot resistant). Radiate crushing at shims may be unavoidable but if excessive, additional piers may be required.
Floor insulation condition. If proffer, the insulation may harbor insects, mask water damage.
In addition to retaining the services of a competent house (automatic ) inspector w/p&b experience, you should also get dirty and check the underneath regions.
Personally I prefer p&b over slab construction.

They are assiduous to heat and tend to be damp, but I suppose those would only be a problem depending on the climate. You didn't say where you are located.

Cracks confidential the home o ceilings (sometimes people cover them with popcorn ceiling texture but it is generally very thck) and walls are an sign of the house settling and needing to be lifted. Other indicators, include cracked tiles, door/cabinets that do not close aptly or remain closed or are very hard to open and close. Pier and beam is actually a lot easier and more cost moving to maintain than a slab foundation. You can actually buy the metal plate shims and a couple of the jacks and do it yourself but only if you really recollect what you are doing cause you could hurt yourself. The best thing about pier and beam is that if you have a water pipe break then you can state it yourself rather than have to call a plumber to dig up flooring. The best insurance to buy too is State Farm as they are the only insurance that covers the foundation and piping. A for being muggy, they will remain dry just DO NOT fill in the weep holes in the brick or cover the screening that is on the outside vents at the base of the inauguration as that will hold in moisture and cause molding. You may also consider wrapping the piping in foam insulation tubes to fend freezing in the winter.

Our architect at most completed plans for minor renovations which include taking down a wall between the living room and dining office. To replace the wall we need to install three 1 3/4 14' parallam beams. My contractor said he can get them for us, but I want to shop myself to select sure I get the best price. Approximately how much would these types of beams cost? Also are there different styles to choose from? Any help would be appreciated.

I requisite to frame a regular roof without the use of trusses because I need the space inside and trusses wouldn't tolerate me enough room, plus I'd like to leave some of the wood exposed. Also, I don't want to use post and smile radiantly type construction. The house is 32x40 and the span will be 32 ft. with a 12/12 pitch and will covered with a metal roof. What size litter will I need for the ridge beam and rafters to properly hold the roof up? Thanks.

it's a 1- 1/2 story with bedroom upstairs on one side and on the other side of the house there is a loft overlooking the great scope. With trusses, that would limit the bedroom space and loft space. Plus it wouldn't be very nice looking exposed.
